How long do shingled Roofs last in Coastal South Carolina?

November 29, 2011

How long do shingled roofs last in Mount Pleasant, Charleston, Isle of Palms, Sullivan’s Island, Kiawah, Folly Beach areas?

Generally speaking, new shingled roofs (according to manufacturers) should last upwards of 20+ years with a standard 25 year shingle assuming you live where it is a constant 75 degrees. Although many factors, such as proper installation, climate, and ventilation, impact the life of your roof. According to the 4 major manufactures studies show that most roofs only last between 12-15 years (15 year shingle) before needing replacement because of improper installation and harsh weather. Charleston, SC roofers say it is normal to expect to get 15 years max out of a traditional shingle roof. If your home was built by one of the large national builders like Beazer, DR Horton, or Centex you can expect 12 years max as they tend to use the cheapest grade architectural shingle on the market. For example a section of Rivertowne in Mount Pleasant, SC was built in 2000, and almost every roof in that part of the development showed serious signs of wear and tear and needed replacing. Roof Replacement Charleston, SC

There were missing shingles, broken/damaged shingles, and most homes showed they had patch jobs done already. Architectural shingles are primarily made of a petroleum base and over time with extreme heat and sun that tar in the shingles dries out and gets brittle. Contrary to popular belief metal roofs are not necessarily better. Metal roofs in Charleston, SC cost 3 times as much as shingle, and in 130 MPH wind they still blow off like shingles, but unlike shingle if there is a hail storm your metal roof will show hundreds or thousands of dents whereas shingles just crack and break and they can’t easily be replaced.
